Selling your home...
When you are considering selling your home it is helpful to find an agent that knows the market and that you can trust.
Perhaps you are simply exploring if you are going to remodel, move to another area, or buy a larger home or one with less maintenance. It's important to connect with an agent that listens to your needs and can help you gather information necessary to make informed decisions. As an Accredited Staging Professional I can help you get your home ready for the market, emphasizing its strengths and looking its best.
The following outlines the typical steps that occur when I represent sellers:
Initial Meeting
This introductory meeting is a time for me to hear what your needs are, answer general questions, and get a tour of your home. I will take note of key features of your home, its systems, overall condition, and ways that may enhance its marketability. We will then schedule a time to go over a market analysis report.
Comparative Market Analysis and Marketing Plan
I will prepare a report in which I analyze comparable properties that have sold, are pending sale and that are currently on the market. With this information we can discuss the best market price for your home given your particular needs.
I will make suggestions for preparing your property for the market. As needed I will provide you with referrals to maintenance and repair people, as well as professional stagers. I will also provide you with a specific plan for how I will market your property and represent you throughout its sale.
Listing your home and Communication
Once your home is prepared for the market we will then complete a listing agreement. We will go over purchase and sale agreements and other forms that are involved in real estate transactions, including a preliminary title report on your property. I will implement the marketing plan exposing it to potential buyers, and will list your home with the Northwest Multiple Listing Service (MLS). Throughout the process I will keep you informed of what is taking place, feed back I receive from those touring your property, and next steps.
Offer Negotiation
Most offers are made to the seller and the seller's agent by an agent on behalf of his or her buyer client. Almost all offers are subject to some conditions, such as an ability to get a loan. A common contingency is the approval of an inspection done by a professional inspector which is paid for by the buyer.
I will represent you throughout negotiations, providing strategy suggestions based on the specific situation. I will keep abreast of key timeframes and coordinate all agreement processes.
Escrow
Escrow is a "disinterested third party" and is identified in the Purchase and Sale Agreement. Escrow will coordinate signing of closing documents, payoff liens, and record legal sales documents. Signing at escrow is generally 2-3 days before closing, often not scheduled until all loan documents have been received from the buyer's lender.
Closing
A day or so after seller and buyer sign closing papers, Escrow will record the documents with the county, funds will transfer to the seller, title will transfer to the new buyer and the sale is officially closed!
Possession
You will provide possession to the buyer as outlined in the Purchase and Sale Agreement. This is sometimes on the date of closing, but sometimes later.
